I thought about writing an article that has to do with the real estate market in Austin and the nation in general, but I think everything has probably been said. Everyone has an opinion and a prediction. While the news is mostly gloom and doom, we will have to adjust to the times and Austin is a great place to live while adjusting. Austin is a city that is eclectic and diverse in its population as well in culture, entertainment, employment and real estate.Austin is the State Capitol therefore there are an abundance of politicians are here at any given time.
As the state capitol, Austin is home to a multitude of state agencies plus federal, county and city departments and agencies. Needless to say Austin provides a rich political environment in which to work or discuss your political opinions. Austin is also home to The University of Texas At Austin, widely known to most simply as UT. One of the top universities in the nation, UT is also home to the Texas Longhorns (hook-em horns). Located in the heart of Austin, UT has a student enrollment over 48000 students, from all over the U.S. and other countries. This provides a substantial amount and younger population of residents in the Austin area, which have a diverse cultural background. UT also provides numerous employment opportunities for students, staff and faculty, but also for businesses not affiliated with UT. The businesses rely on the considerable amount of money that is spent on food, housing and entertainment by UT students, staff and faculty.
Austin is also home to numerous computer and software companies that provide jobs to residents already living here but also newcomers who will need for housing, daycare and other necessities.Austin is famous for its connection to the music and movie industry. Austin is host to SXSW which brings in millions of dollars to the economy, but more importantly to some, it brings in new talent and world famous stars, puts them together in one place for a week. There is an excitement throughout the city, with more shows and parties than you could possibly see.
Austin is host to numerous large scale music festivals and also hosts many smaller, more homegrown local shows and music venues. Austin City Limits, nightclubs on 6th street or a friends backyard, you will always find music somewhere in Austin.Like the rest of Austin, there is diversity in the real estate. Austin offers multi-million dollar properties that are lakefront or overlook the hill country.
There are still farms and ranchland on the outskirts of the city as well as affordable subdivided home sites on lots or acreage. You have a choice of townhomes or condos in the downtown area or in one of the older established, extremely sought after, areas of Austin. Austin offers historical homes or ultra-modern condos and everything in middle. So, back to real estate in Austin; While Austin did not have the "housing bubble" effect as much as the rest of the country, it has not had the "bust" as hard as the rest of the country.
Since we are part of the country and the national economy I have no doubt that Austin will feel some of the pinch like everyone else. So, if you are thinking of moving to this wonderful city, you still have some choices in where to live and what to do once you get here.
